Help to Buy

Move into a new home with just a 5% deposit* Help To Buy* is a Government backed scheme to help first time buyers looking to purchase a new build house. The new scheme came into effect on 1st April 2021 and is dependent upon Regional price caps.  The Regional price cap for the North West of England is £224,400. Regional price limits will also be enforced.

If you are eligible for the Scheme, you will be required to have a 5% deposit then raise a mortgage of 75% of the purchase price from a lender. You can borrow the remaining 20% of the purchase via a loan from the Government’s Help to Buy Scheme.

YOUR HOME MAY BE REPOSSESSED IF YOU DO NOT KEEP UP THE REPAYMENTS ON YOUR MORTGAGE OR ANYT OTHER DEBT SECURED ON IT.

Refer a Friend

So you’re delighted with your new Oakwood home and your family and friends love it too. If any friends or family member then decide to buy an Oakwood home, as a “thank you” for recommending us, you will both receive £500.

To qualify, all you need to do is complete the Recommendation Form and your family member or friend can hand it to the Sales Administrator before they reserve. Our Sales Administrator will be able to answer any question you may have.

Early Bird

BE AHEAD OF THE QUEUE TO RESERVE YOUR DREAM HOME

If the home of your dreams hasn’t yet been released for sale, the Early Bird scheme helps you reserve it before anyone else.

All you need to do is pay the reservation fee of £1,000 and we will give you first refusal once the plot is released for sale.

Our Sales Administrator will talk you through the process to make everything run smoothly for you.

It can be scary choosing a home before you’ve actually stepped into it but here at Oakwood we can show you a virtual reality development before it’s been built which will give you a realistic representation of your home and what it will look like.

ASSISTED MOVE

Look forward to a stress free move to a new home with Assisted Move.
As a valued customer of Oakwood Homes, we can offer you exclusive benefits which help you to sell your existing home quickly and efficiently. We work with The PX Hub, which is a specialist division of the LSL Land and New Homes Department and part of the LSL group of Companies. Our Assisted Move scheme allows you to either reserve the plot of your choice for a fixed period, or keep an open mind as to which plot you wish to choose so you don’t miss out on your new dream home.
The scheme includes:
• An accurate and independent valuation from at least 2 local best selling estate agents
• Marketing through the PX Hub’s approved panel of estate agents
• Weekly progress reports including feedback on viewings
• Negotiation and qualification of all offers to ensure you get the best possible price
Oakwood Homes will cover the cost of this service, including estate agency fees (subject to your agreement with them)*.

*Terms and conditions: The PX Hub will only be responsible for the payment of your estate agency fees if you legally complete your new home purchase as agreed with the developer. If you fail to complete the purchase of a new home from the developer or if the scheme is withdrawn, and the estate agents instructed by us have successfully introduced a buyer for your current home which proceeds to completion, you will be liable to pay the agent’s fees. Please refer to your agreement with your developer. The fee may be capped, or you may be liable to pay our fees if you legally complete on your existing home before you exchange contracts for the purchase of your new home. In such cases we will submit our fee invoice direct to your solicitors for payment from the proceeds of sale.
