Oakwood is an established property development company specialising in the creation of high quality new homes in prime locations across Lancashire, Cheshire, Merseyside and Greater Manchester.

Operating as a privately-owned family run business Oakwood’s management team draws on decades of construction and homebuilding expertise to provide homes which are built to the highest standards, whilst complimenting their surroundings and perfectly matching the living and lifestyles of modern purchasers.

Our experienced construction team strive to ensure the highest standard of craftsmanship and use only the best quality materials to build your new home. We carry out regular training to refresh our skills and make sure we’re always up to date with the latest build methods.

Each new home goes through the key stage Building control inspections plus our own rigorous checks at continuous stages of the construction process. We only work with proven Bonafede local subcontractors, promoting local business and ensuring the highest standard of build quality.

We keep to strict standards of workmanship, materials and safety, and we expect the same from our partners. While we’ve spent years developing sound relationships with the best local subcontractors and suppliers, we’re always reviewing our construction partners and supply chain base to see where we can improve.

2-Year Oakwood Homes Warranty and 10-Year New Build Warranty

In addition to a 2-year home warranty provided by us, every Oakwood home comes with a 10-year Building warranty. This insurance cover is designed to protect owners of newly built or newly converted residential housing providing peace of mind to all homebuyers.

All developments are chosen due to their excellent locations in desirable neighbourhoods which are within easy reach of local amenities and transport links.

Oakwood is a registered provider of the Government’s help to buy scheme which helps first time buyers to take their first steps onto the property ladder.

Customer Journey

Oakwood offers unrivalled levels of customer service to our homebuyers, from initial enquiry through to the second year of ownership with all new homes offered with a 10 year building warranty. 


Once you have decided which Plot you’d like to reserve, we ask you to make an appointment to visit our Marketing Suite.

You will be asked for photo identification eg. passport/driving licence and 3 months’ proof of address.  

You will also need to have been qualified by a financial adviser/mortgage adviser to ensure you are eligible to purchase the home of your choice. We can recommend an independent adviser if you wish.  

You will need to complete reservation forms which include solicitor details and we ask you to exchange contracts within 28 days.  We can recommend a solicitor who will provide a quote if you do not already have one.

At the meeting in our Marketing Suite, we will go through your chosen house details with you, including plans and boundaries, and will answer any questions you may have.

You will have the chance to visit the Plot (depending on what build stage it is up to) before paying the Reservation Fee then you can leave all the legal side to the Estate Agents and Solicitors.

Once you have paid the Reservation Fee, you will be invited to make choices in respect of kitchen cupboards and worktops in addition to bathroom and wc tiling in order to tailor your new home to suit your taste.  We will also be able to provide quotes if you’d like any upgrades or have extras in your home such as flooring and carpets.   Some choices and extras will depend on where the build is up to as you reserve.

Exchange of Contracts

Your solicitors will arrange contracts to be signed and once these are exchanged between your solicitor and ours, the purchase is legally binding and confirms everything is going ahead. 


Once both Solicitors agree a Completion Date in conjunction with you and ourselves, you will be invited to a Home Demonstration to take place with our Site Manager who will tell you everything you need to know about your new home and answer any questions you may have.

On Completion day, we will ask you to sign some handover forms to confirm meter readings etc. and will present you with the keys to your new home.  We will leave a Welcome Pack with you which contains all guarantees to your home.  We will also provide a USB stick which holds all building and contractor sign off certificates plus the Warranty for your home.  We will then leave you to move in.

Customer Care

Following Completion day, we will contact Gas and Electricity suppliers and provide them with meter readings and ask them to prepare a final bill and close our account down.  Details of how you should contact them will be left in the Welcome Pack.

Our Customer Care team will contact you to ask you to complete a snag list within 7 days when we we aim to complete the snags within 28 days.  This may take a little longer if we have to order parts.  Once the snag list is handed in, you will still be covered for up to 2 years by Oakwood for any defects such as leaks.  Please let Customer Care know of any defects by email to customercare@oakwood-group.com.
